If you are a tenant living in a building where the water supply contract is not individualized, it's important to know that the co-owner must now provide you with a water bill as well as information about the water quality. This requirement is stipulated by an ordinance dated December 22, 2022. On their part, co-owners obtain this information from the property manager.
Did you know? Since November 12, 2007, newly constructed condominiums are required to have individual water meters. This provision does not apply to buildings constructed after this date.
In a condominium with only one general water meter, the condominium association is responsible for water billing, and the distribution of charges is defined by the condominium rules according to the charge coefficients. Co-owners do not receive a direct bill for the water consumption of the dwelling but pay their share via provisional calls for funds calculated by the property manager. Therefore, since December 2022, property managers have a new obligation to provide co-owners with a water bill and a note on the quality of tap water, provided by the municipality or the competent public institution. The property manager must communicate this information at least once a year, for example, during the annual general meeting of the co-owners.
When the co-owner is also the landlord of the concerned dwelling, the ordinance requires them to transmit the water bill and information on water quality to their tenant at the same time as the statement of charges or at least once a year.
